Why would anyone in their right mind invest in a company like KB Home ( KBH ) that is so close to having their unethical behavior catch up with them? Once this website gets the attention of national media KB Home ( KBH ) is going to have its stock tank and they are going to be forced to honor their KB Home Warranty issues. I'm guessing it is going to cost KB Homes nearly 30 million dollars to get Willowbrook fixed alone. When the news aired the broadcasts about KB Homes and Willowbrook nearly a dozen other KB Home communities came forward with the same type of KB Home related complaints. Beware, I predict that this new home builder will have to file for bankruptcy soon. KB Homes is a bad investment.

New KB Homes, New Homes, Custom Built Homes, Built to order homes, & first time homebuyers

KB Home appears to be actively targeting first time homebuyers or young people looking for custom built homes or built to order homes. KB Homes appears to be building new kb homes the following demographic areas: California, Texas, Nevada, Las Vegas, Neveda, Florida, North Carolina, Metro DC, Colorado, and New Mexico.

The KB Home Willowbrook Story

Our neighborhood Willowbrook, along with 14+ others in the Tampa Bay area is subject to water intrusion, structural defects, mold caused by water intrusion, and the list goes on. Mind you…most of the homes in our neighborhood are less than 5 years old. A few years back KB Home began doing warranty work on our balcony structures. We have 3 stories of balconies (garage floor, living floor, bedrooms floor) that all needed to be ripped out and totally redone. The problem was that the work never quite fixed the problem and some homeowners have had their balconies redone upwards of 3 different times, some homeowners couldn’t even get the attention of KB Home for them to come out and “fix” the problem. This was the first sign that something was wrong with these homes. Around last August (2012) our association met with the property management group (The Continental Group) and discussed what actions were being taken because at that time, KB Homes had stopped responding to homeowners and stopped working. They were deferring all homeowners who called for warranty work over to our property management group. Around the September timeframe, we finally went to the news and asked for help. We weren’t getting any communication from our board nor KB Homes and wanted answers. There were about 50 homeowners in our neighborhood that all grouped up and sent letters to the President of the United States, Federal Trade Commission, Congressman, the Governor, Attorney General, County Commissioners, HOBB, and anyone else that we thought may listen. We sent the CEO and all the KB Homes Board of Directors a letter requesting KB to buy back our defective homes. We aren’t underwater….we simply want our investment to last more than 5 years before falling apart! The balconies were no longer the only issue with our homes, now we had water intrusion around the balcony and most windows in our units, noticeable code violations (that somehow passed county inspections), and in one unit….some sort of mushroom/fungus looking thing that we can’t really identify. After notifying the news and having numerous stories and stations report on the problems, other KB Homes neighborhoods in the Tampa Bay area started coming forward requesting help from us via TheKBHome.com and also going to news channels asking them to do a story because they were in the same situation and could not get response from KB. Looking a little further into it, it seems as though KB Homes is directly violating their FTC Consent Order….again! We’ve protested KB Homes neighborhoods, went to County Commissioners meetings asking why these inspections were missed only to be told by the county attorney that this is largely a ‘civil’ matter then he strongly advised the commissioners to stay out of it. The news has kept up with the story quite well, in particular one investigative reporter Noah Pransky, from WTSP in Tampa has been excellent. He’s revealed that there was actually a Whistleblower Lawsuit that was settled with a non-disclosure agreement with an ex-KB Home employee who alerted KB officials that there were structural defects with these homes…they silenced the employee and kept closing on the homes…then told homeowners that there was an issue and came in and fixed it. Mind you, this Whistleblower issue was separate from the balconies and other water intrusion and defects. We suspect that there may be another case of fraud with the balcony issues. We have a sister neighborhood in Tampa that is nearly identical to ours and they have the exact same balcony problems. They were both built around the same time. I’ve asked the President of KB Homes Central Florida Region about this and he has yet to answer my question. There are many of our neighbors that have walked away from their homes because they’re just tired of dealing with the headache. They’d rather ruin their credit than to deal with the political games that are going on. A number of homeowners can’t refinance, one in particular tried going through the HARP program and the appraiser told him that the neighborhood was stigmatized and refinancing wouldn’t be possible. We recently had a commercial appraiser come out (brought out by a local news station) and she agreed that the units should be bought back. In fact, she said, “I had no idea it was going to be this bad. This is bad”. She said that it would take us approximately 10 years for the neighborhood to be “de-stigmatized” to the point that we’d finally have our value back in the homes. We showed her what we call, “Hurricane Alley”. There is a row of buildings that you can walk behind and almost every single one of them have their balconies falling down…those homes were built in 2008-2009. The state licensing board (Department of Business and Professional Regulations) has concluded their investigation and from what we’re told, it’s at the state level awaiting review. We’ve also received word that the Attorney General has opened an investigation into KB Homes and in particular the happenings at Willowbrook. The longer our website stays up, the more visitors come and email or post requesting help. Requesting information on how they can get KB to acknowledge their warranty claim. The pattern isn’t just coincidence. Countless homeowners saying that KB just came in and did ‘band-aid’ work, i.e. putting caulk around a window that in fact has water intrusion, thus just masking the problem and not fixing the issue, or the KB Customer Service Rep or warranty repair man not showing up to perform the claim work and not answering or calling back.
